A mix of old-world federation charm and modern, luxurious convenience, Newberry Manor offers spacious private accommodation and four guest suites, two of them with their own lattice-screened garden nooks.
Most of the sumptuous furnishings are included in the sale price ensuring an easy continuity of the accommodation business. At the back of the 1529sq.m property, a lattice fence provides a separate garden that is overlooked by the spacious living area in the owner's two-bedroom section.
Aluminium framed cottage windows and doors, triple gables, finials and masses of wooden fretwork inside and out are complemented by light-mauve hardiplank cladding over double brick under a grey colourbond roof. The frontage also features a picket fence and arbour gate, lawn, cottage gardens and a water feature behind limestone-block retaining walls and big peppermint trees. Red-brick paving lines the verandas on three sides and an extra-wide driveway and parking bays leading to a double carport at the back.
French doors provide veranda access for guest suites and the main entry is under a portico off the front veranda. The timber door has leadlight panes which are repeated in the side and fan lights and the wide foyer has earthy tiles which run past a small office to a big, central lounge-dining zone with a food-preparation nook. The stylish neutral decor blends with strong feature colours in the suites and there are high ceilings throughout, decorative cornices and widespread use of beige carpet and reverse-cycle air-conditioning.
On the left of the foyer, a door opens to a carpeted hall accessing a lounge and two large suites with the garden nooks and plush spa-bath ensuites. The white toned ceramics have ornate borders and there are twin vanities, ornate mirrors, big shower recesses and separate toilets. An even larger suite featuring a bold red and accessed by stairs near the dining zone, has a similar spa ensuite and also offers a private balcony, a small lounge zone and a food-preparation area. A lemon-tinted suite to the right of the foyer has similar levels of luxury but with a normal bath rather than a spa.
Through a door behind the dining zone, the tiles give way to cork flooring in the owner's wing which spreads across the back of the house. The kitchen and the dining zone open to an alfresco deck overlooking the backyard and on the far side a corner lounge butts on to a television area next to a gas log fire. Down a hallway is a row of cupboards, a large laundry that opens to the carport, powder room, two bedrooms with built-in storage and a shared ensuite. There is also access to the central dining area.
The seven year old home is easy walking distance to the township and some of Dunsborough's best beaches.
Attractions Wine tours, Naturaliste Lighthouse, caves, art and crafts, whale watching, swimming and diving.
